Contracts may be governed by different laws, depending upon the nature of the contract. Real estate is governed largely by the common law, while the sale of goods is covered by the Uniform Commercial Code. There are often significant differences in how contracts are handled between the common law and the UCC.
"Goods" are defined as "all things that are movable at the time of identification to a contract for sale." UCC § 2-103(1)(k).
So, the pressing question here (for Okies, anyway) is:

Good? Or real property? And, if it's real property, does a tornado warning change anything?

I believe the trailer in question has been placed in a fixed position with mobility attachments removed and it is connected to real property by this foundation and umbilicals to public utilities which makes this instance one of real property. A travel trailer may be different.
